The Strategic Land Group (SLG) is one of the country’s most successful independent land promotion companies. Established in 2008, we are trusted by landowners and housebuilders alike, with a proven track record.

Our reputation and small, knowledgeable team sets us apart from our competitors; each of our clients are advised by our managing director, Paul Smith - and we behave differently, too. We don’t see ourselves as a consultant or a purchaser - we are a partner, working with landowners to maximise the value of their land. 

What is Land Promotion?

Choosing an
advisor or partner to help you realise the value of your land can be daunting. We help you with the process.

We offer a personal service and an approach tailor-made to your circumstances. When we first meet we will discuss any specific requirements you may have and clearly explain our tailor-made strategy for securing planning permission. We’ll provide you with a written report confirming our approach and clearly setting out our financial proposal to you. If you are happy with our proposal and decide to partner with us, we will start working on the project right away. 
Throughout the time we work together, we will meet with you regularly to discuss progress and provide you with written updates. We’re always available if you want to get in touch to ask questions or discuss anything too. Choosing an advisor or partner to help you realise the value of your land is a big step and may seem daunting. If you decide to work with us, you can be assured that your project will be treated with care and attention. All of our projects are personally managed by our Managing Director, Paul Smith. He won’t just agree the strategy with you and then hand it over to a more junior member of the team. He’ll continue to be your main point of contact and will attend meetings, discuss your site with our consultant team and deliver the strategy. During his career Paul has held Director-level roles at a PLC house builder and a national planning consultancy. That gives him a unique insight into both how to get planning permission and how to maximise the value of your site.

Selling price is established through a competitive bidding process, encouraging developers to be optimistic in their assumptions. If you agree to sell your site for a proportion of market value, the developer can be pessimistic in their assumptions. The difference can be vast.

The Power of Competitive Bidding

The value of a piece of land is calculated by estimating what the new homes will sell for and deducting from that the developer’s profit and an estimate of the build cost – what’s left over, is the land value. That means the land value can vary dramatically depending whether the estimates of selling prices and build costs are optimistic or pessimistic. All our sites are sold through a competitive bidding process, encouraging developers to be as optimistic as possible in their assumptions –they know they will only be able to buy the site if their offer is the highest. Which means you will get more money for your land.

We prepare a written proposal for you. This includes a planning strategy and commercial terms.

We meet to discuss it.

We sign a legal agreement (don’t worry - we’ll pay your legal fees).
