This circa 15.5 acre site is located in Stone, part of the Stafford borough council area in Staffordshire.
Stone is the second largest town in the borough with a wide range of services and facilities. It therefore seems probable that it will need to accommodate some new homes as part of next review of the council's local plan.
The Strategic Land Group will be promoting the site as a logical development site as part of that process. As part of that work, we will prepare a Vision Document setting out the site's development potential. Supported by a variety of specialist technical reports, it will explain, amongst other things: how we intend to ensure the ecological benefit of the site is maximised; what the impact on the local road network will be; and how we will make sure any development doesn't increase the risk of flooding (either on site or elsewhere).
The Vision Document will also include an indicate masterplan showing one way in which a high quality development can be delivered.
The Local Plan is scheduled for adoption in 2022, although it is already running a little behind programme. Assuming a development allocation is confirmed in that Local Plan, we would submit a planning application before bringing the site to market.
