This greenfield site in the village of Steeple Claydon is being promoted for a new housing development through the Buckinghamshire Local Plan process.

Located immediately adjacent to the edge of the village, and next to a recently completed housing development, existing services and facilities - including a school and local shops - are within a comfortable walking distance. The site is capable of providing a range of attractive family homes benefiting from the highest standards of design and layout. It could deliver circa 100 new homes and an extensive network of public open space.

Steeple Claydon falls within the Buckinghamshire Council area. As the council was only recently formed, development in Steeple Claydon is still guided by the Aylesbury Vale Local Plan. Adopted in 2021, the Plan is intended to guide development up until 2033.

The Aylesbury Vale Local Plan sets the overall growth requirements for the borough including the delivery of 28,600 new homes (an average of 1,430 per year). Steeple Claydon is identified as a Larger Village in the Plan which, between them, are expected to accommodate around 2,408 new homes.

The new Buckinghamshire Council needs to have its own Local Plan in place by 2025. Work on this Plan is already underway, but is still in the early stages. It therefore seems likely that, as with all Local Plans, the timetable for adoption will slip. The new Plan will need to cover a period up until 2040.

As the Plan period is being extended, new development sites will need to be identified across the borough. As much of Buckinghamshire is designated as green belt, it might be expected that non-green belt areas - like Steeple Claydon - will take more than their proportionate share of new homes.

The Strategic Land Group will be working with the owners of the site to promote it through that new Plan process, with the aim of securing an allocation for housing development. Once planning permission is secured, the site will be marketed for sale.
