Poulton-le-Fylde is part of the Wyre council area in Lancashire. The Strategic Land Group assembled this approximately 10 acre site from four different land ownerships. This included securing two existing residential properties next to the site in order to provide a point of access.
Wyre council are currently preparing a new Local Plan to guide development in the area for the next 10 to 15 years. The evidence gathered as part of that process has revealed that far more new homes need to be delivered than has been the case in the recent past.
This means that even though the site is located in the open countryside outside the settlement boundary of the town, it is likely to be needed to help accommodate that extra development.
Our land promotion strategy was therefore a twin approach. Firstly, the site was promoted through the Local Plan process with the aim of securing an allocation for development in the medium term. Secondly, as the council have an urgent need for new homes now, we submitted a planning application for up to 108 new homes. That planning application was approved by the council's planning committee in June 2017.
