Overseal is a village which South Derbyshire Council recognised to be a Key Service Centre, and therefore a suitable location for new housing development. Although the site falls outside the existing village boundary, the council are beginning the process of updating their Local Plan and will need to identify land for new homes as a result. The Strategic Land Group are working with the owners of this site to promote it through that Local Plan process.
At around 30 acres, the site has the potential to deliver around 200 new homes and new areas of open space. The proposals also include a substantial new country park for both existing and new residents to enjoy.
Making use of existing footpath links will allow the site to be integrated with the new housing development next door, while a number of bus routes close by ensure that the site is in a highly sustainable, accessible location.
