The Strategic Land Group control a 7 acre site on the edge of Lymm in Cheshire, which is currently designated as Green Belt.

Warrington Council adopted a new local plan in 2015 which was intended to guide development in the borough until 2027. Following a legal challenge, the courts ruled that the council's proposed target for new homes was too low. As a consequence, the council have already started work on reviewing that plan.

The initial evidence produced by the council to support that process suggests that around 5,000 homes will need to be delivered on Green Belt land if housing need is to be met. The next step is for the council to identify which sites are most suitable for contributing towards that target.

We will be promoting the site through that planning process with the aim of securing an allocation for residential development. As well as carefully considering the council's planning arguments, we will also be demonstrating the site's suitability for development. This includes carrying out our own surveys and investigations about the site, and preparing an illustrative masterplan to show how a development on the site might look.

It is likely to be 2022 before the revised plan comes into force and a planning application can be submitted. At that point, the site will be marketed to house builders.
