Located adjacent to the Story Homes scheme, this greenfield site amounts to slightly over 6 acres, although the total developable area is nearer 3 acres.
An outline planning application for up to 24 new homes was submitted in May 2017. The site sits outside the existing settlement boundary of Clitheroe and the council are able to demonstrate an adequate supply of housing land, which would normally mean an application would not be supported. However, we successfully argued that there would be no real harm caused by the development. Consequently, Ribble Valley's planning committee voted to approve the application in November 2017.
Following a short period of time to prepare a technical information pack, the site was marketed for sale. Terms were agreed with Concert Living, a locally-based SME developer, who submitted their reserved matters planning application in 2019. Although the planning application was delayed by the coronavirus pandemic, permission was finally granted in September 2020 and the sale completed shortly thereafter.
