Market Drayton is a market town to the north of Shropshire. The Strategic Land Group have agreed to work with the owners of an 11 acre site to promote it for residential development.
The site is currently used for grazing and is outside the settlement boundary of the town, so development would normally be prevented. However, the council are in the process of preparing a new Local Plan which will guide development in the borough until 2036. That is likely to mean more housing sites are required to ensure that housing need is met.
As one of the largest settlements in Shropshire, some of that additional housing need will be located in Market Drayton. Environmental and landscape constraints are likely to limit the expansion of the town to the south. Instead, any new growth will probably need to take place to the north. All those potential development sites between the town and the A53 bypass have already been developed - or identified for development - so the next phase of growth will need to take place beyond the A53.
This site is adjacent to the A53/Adderley Road roundabout and opposite the Burnside Business Park and cattle market. Its development would therefore represent a logical expansion of the town. It also provides an opportunity to significantly improve the pedestrian crossing facilities at the roundabout ensuring that the town centre - which is in walking distance of the site - can be comfortably accessed on foot. It would also allow easier access from the town to both the Business Park and the Gingerbread Man public house.
We will be making the case for the site's development to the council through the new local plan process. As part of those land promotion efforts, we have produced a Development Statement considering the site's development credentials in more detail. You can download a copy of the statement here.
Assuming a development allocation is confirmed in that local plan, we would submit a planning application before bringing the site to market. Developers can register their interest in the site - or any other current or future sites in our porfolio - here.
